A 41,345-square-foot residential plot, equivalent to approximately 3,841 square metres, has been sold for AED 100 million in Hills View.

According to data from the Dubai Land Department, the transaction is the most expensive sale of a standalone residential plot in Dubai Hills Estate.

The plot is located in an ultra-exclusive enclave comprising just 74 plots designated for luxury mansions. The limited supply of land, combined with unobstructed views of the development’s championship golf course, has made Hills View one of Dubai’s most sought-after locations among luxury villa buyers.

The transaction is the second property sale in Dubai Hills Estate since the beginning of this year to reach AED 100 million, highlighting the limited supply of comparable plots amid rising demand.

Wael Abdelmalek, a partner at Wealth House, represented the seller in the transaction, while Qais Khan, a senior consultant at haus & haus, represented the buyer.

Welcoming the deal, Abdelmalek described Dubai Hills Estate as one of the standout communities in the competitive global property market. He said its combination of luxury living, strategic location and long-term investment value makes it attractive to investors.

Khan also described the sale as an exceptional transaction, noting that Dubai continues to set new property market records and attract wealthy individuals from around the world.

He said that despite regional uncertainty this year, the deal demonstrates continued demand for Dubai’s luxury properties.

Khan added that demand for golf course-facing properties in Dubai Hills Estate had reached an all-time high, with the sale further strengthening the community’s position in Dubai’s luxury property market.

The transaction comes as buyers in Dubai’s ultra-prime property market continue to seek master-planned residential communities offering limited land availability, established amenities and golf course views, despite regional challenges.

Dubai Hills Estate was developed jointly by Emaar Properties and Meraas and features a professional 18-hole golf course, low-density neighbourhoods and luxury mansions.

The community’s limited land supply and amenities are among the main factors driving its appeal to buyers and investors in Dubai’s luxury property market.
