Palm Jebel Ali is one of Dubai’s oldest development projects, with construction beginning in 2002. The artificial island, which is about twice the size of Palm Jumeirah, was put on hold for more than 15 years following the 2008 financial crisis, and its formal cancellation was even considered in 2022.

However, in 2023, Nakheel, a subsidiary of Dubai Holding Real Estate, revived the project, with infrastructure works resuming in 2024. Nakheel said major infrastructure projects worth AED 750 million would be completed by the end of 2026.

Villa Construction and First Handover

The latest update in August 2026 announced that 44 beachfront villas featuring 10 different architectural designs would be built on Frond F.

Earlier, in April 2026, a contract worth AED 3.5 billion was signed to build 544 villas across several fronds of Palm Jebel Ali. The villas are scheduled for completion by the end of 2028.

The island’s first residential units are expected to be handed over from 2027.

What Amenities Will Palm Jebel Ali Offer?

Palm Jebel Ali will comprise seven islands and 16 fronds, featuring a total of 120 kilometres of coastline and more than 90 kilometres of beachfront.

Around 80 hotels and resorts are planned for the development, alongside beach clubs, an eco-resort, a family resort, a grand mosque, the Gateway Towers, a luxury shopping centre, an exclusive yacht club, and health and wellness centres.

The master plan also includes developments named Celebration Village and Family Resort, as well as a central tower offering 360-degree views.

Project Completion Timeline

No official date has yet been announced for the full completion of Palm Jebel Ali. However, the development forms part of the Dubai 2040 Urban Master Plan, meaning it is expected to be fully completed before 2040. The island’s first residents could move in from 2027.
