Dubai Holding Real Estate Launches Dedicated Golden Visa and Investor Residency Services
Dubai Holding Real Estate has launched a dedicated service to facilitate Golden Visa and investor residency applications at Meraas and Nakheel sales centres in Dubai.
This service integrates residency guidance into the property purchase process for eligible buyers across the company’s portfolio of projects.
Applications will be processed through an accredited visa service provider, with Meraas and Nakheel acting solely as facilitators.
According to Dubai Holding Real Estate, existing customers can also benefit from the service. The company stated that this mechanism allows buyers to receive in-person guidance on eligibility criteria, documentation, and application requirements at the same location where they select their home.
Residency support during the property purchase journey
Dubai Holding Real Estate stated that the service focuses on the point of purchase decision, allowing sales teams, brokers, and buyers to utilize a single internal process at the sales centre rather than referring customers to separate channels for property and residency stages.
Company officials described the service as a way to further integrate the ownership journey across the project portfolio and provide investors with a clearer path from the booking stage to the application process.

He added that integrating Golden Visa and investor residency processes into the ownership journey provides buyers with greater transparency and confidence when choosing a home.
Meraas and Nakheel do not directly issue or process visas. Accredited residency specialists will handle the applications. UAE authorities will continue to decide on eligibility, required documentation, government fees, and final approvals.
Who is eligible for the visa?
Dubai Holding Real Estate announced that the facilitation service covers the primary residency pathways available to property investors in Dubai. This includes the UAE’s 10-year Golden Visa for eligible real estate investors who own a property or a portfolio of properties valued at a minimum of AED 2 million ($544,500), subject to applicable conditions and regulatory approvals.
The Dubai Land Department has set this threshold for obtaining a renewable 10-year residency permit for eligible real estate investors. Golden Visa holders can also sponsor their family members, subject to the approval process by the relevant authorities.
Dubai Holding Real Estate stated that the service also supports customers seeking other investment residency options available to property owners in Dubai. This expands the scope of services beyond a single visa category and places guidance for both the Golden Visa and investor residency at a common customer touchpoint.
Existing customers are also included in the scope of this service. Company executives said the mechanism provides a more coordinated process for brokers and internal sales teams, making documentation guidance available at a key decision-making stage for both new buyers and existing owners across the project portfolio.
Real Estate Strategy 2033 sets the market context
Dubai Holding Real Estate linked this initiative to Dubai’s broader efforts to strengthen its position as a destination for investors, residents, and talent.
Company executives stated that the service also aligns with the Dubai Real Estate Sector Strategy 2033, which aims to achieve a 33% homeownership rate and double the sector's contribution to Dubai's GDP to approximately AED 73 billion ($19.9 billion).
The Dubai Real Estate Sector Strategy 2033 also targets a 70% increase in real estate transactions. Dubai Holding Real Estate is placing residency facilitation services within its sales centres as developers across the emirate compete to attract international capital, long-term residents, and buyers seeking a combination of investment and relocation.
Operationally, the company maintains a clear distinction between facilitation and final approval. Buyers can receive guidance at the point of sale, while accredited specialists will manage the filing and tracking of applications.
UAE authorities will retain control over criteria, fees, and visa issuance.
This structure allows Dubai Holding Real Estate to offer an enhanced layer of customer service without altering the regulatory chain for Golden Visa and investor residency applications.
For Meraas and Nakheel, this service transforms the sales centre into a broader hub for investor services. For buyers, it brings property selection, residency guidance, and application preparation together in a single location.
