The UAE housing market is set to face a fresh wave of supply during the remaining months of 2026, with around 56,600 new residential units scheduled for completion in Dubai alone by year-end. Colliers said the increase in supply, following several years of strong demand and growth, is steering the market towards a more balanced phase.

Dubai also accounted for the largest share of the country’s new housing supply in the second quarter. Around 11,650 units were delivered during the period, comprising 9,200 apartments and 2,450 villas. The 56,600 units forecast for the remainder of the year will enter the market in addition to these completions.

In Abu Dhabi, around 2,200 new homes were completed during the second quarter. The units are located in areas including Al Shamkha, Yas Island, Bloom Living in Zayed City and Al Raha Beach. A further 3,200 units are scheduled for delivery by the end of 2026.

The Northern Emirates are also expected to see the delivery of around 7,450 residential units in total this year. Sharjah accounts for the largest share, with about 5,450 units, followed by Ras Al Khaimah with 1,400 and Ajman with 600. Around 4,600 new units were also launched in new developments in Sharjah during the second quarter.

Recently completed developments include Il Teatro Residences in Aljada, Sharjah, and the final units at Danah Bay in Ras Al Khaimah.

Colliers said that as supply increases, the performance of the UAE property market will depend more heavily on factors such as project location, construction quality, pricing and property type. This means that price and demand trends will not necessarily be uniform across all areas and developments.

Meanwhile, work on the Metro, road network, new interchanges and other transport projects in Dubai is continuing alongside the growth in housing supply, potentially influencing the appeal of different areas to buyers and residents.
