Cosmo Developments has unveiled The Wadi, a new AED 6 billion residential project on Yas Island in Abu Dhabi. Roads and parking areas will be moved underground, allowing residents to walk, cycle and run without encountering surface traffic.

Unveiled on Friday, September 18, the project will be built on a 140,700-square-metre site along Yas Canal. It will feature a running track stretching about 6 kilometres, walking and cycling paths, green spaces, water features, parks and a central valley.

Andrea Nucera, Managing Director of Cosmo Developments and Group CEO of Reportage Group, said moving vehicles underground was intended to create a safer, more pedestrian-friendly environment, particularly for families with children.

The development will include 3,950 homes, ranging from studios to one-, two- and three-bedroom apartments, alongside retail, leisure, sports and hospitality facilities.

Restaurants, shops, tennis clubs, gyms, spas and dedicated children’s areas are also included in the master plan. Buildings and open spaces will be positioned to improve airflow through parts of the development. The landscaping will feature native plant species, including ghaf trees and date palms.

Home prices start at AED 850,000

Sales at The Wadi began on September 18. According to the developer, studio prices start at about AED 850,000, while larger four-bedroom homes will cost up to around AED 7.5 million.

Some of the larger homes will feature balconies or terraces measuring up to 150 square metres.

About 700 units across two buildings were released during the first sales phase. Nucera said around 350 to 360 units sold within hours, including all studio apartments offered in the phase.

The project will be developed in two phases, with the entire development expected to take about 55 to 60 months to complete. The two phases will, however, be handed over separately.

The Wadi will also feature a beachfront area and a marina for yachts and leisure boats. According to the developer, its location at the entrance to Yas Island and planned future road connections will improve access to the island’s main attractions.
