By taking into account new and existing contracts in the building as well as other criteria, this system displays the average rent paid by neighbors and determines the rental value of the property.

Launched in 2025, the Smart Rental Index is designed to provide fairer and more accurate rental assessments to tenants, landlords, and investors across Dubai.

How to check what neighbors are paying through the Smart Rental Index?

1. Visit the website dubailand.gov.ae.

2. Enter your contract expiry date.

3. Select the property type, such as apartment or villa.

4. If you live in an apartment, select Area in the Search Index by menu, then enter your area and building name.

5. Next, enter information such as the area, building name, number of bedrooms, and current annual rent, then click calculate.

Now you can see the average rent paid in your building or similar buildings in the same area.

How is rental value calculated in the Smart Index?

The rental index uses artificial intelligence and live data to update rental information in real-time. As a result, it provides a more accurate picture of current rental rates in your building.

New updates from the Dubai Land Department (DLD) are designed to link building ratings with their rental value.

Each building will receive a score from one to five based on a classification system that considers all technical and service aspects of the property.

Evaluation criteria include technical and structural features, the quality of finishing and maintenance, the building's strategic location and site value, as well as the level of services and facilities such as maintenance, cleaning, and parking management.

Consequently, with the implementation of real-time rental assessments, rental rates for new buildings with premium facilities may increase, as their true market value will be more accurately reflected in the index.
