AED 5,000 fine for buildings without elevator maintenance contracts
The Abu Dhabi Civil Defense Authority has warned building owners and commercial centers that failing to maintain a valid contract with an approved company for elevator maintenance is a violation punishable by a AED 5,000 fine.
Under the regulations, owners of residential and commercial buildings are required to contract approved firms for periodic elevator inspections and servicing. This mandate does not apply to independent private villas.
Abu Dhabi Civil Defense stated that this requirement is part of the UAE’s safety and prevention regulations, including Cabinet Resolution No. 24 of 2012, which establishes safety standards for buildings and facilities.
The authority noted that neglecting regular elevator maintenance poses a direct risk to residents and building users. Periodic inspections allow technical faults to be identified before they escalate into serious issues or potential accidents.
These regulations extend beyond elevators, as owners must also ensure that fire alarm and firefighting systems are fully operational. Regular maintenance of such equipment is deemed essential to minimize casualties and property damage during emergencies.
Abu Dhabi Civil Defense emphasized that elevator maintenance contracts are not merely an administrative formality, but a proactive measure to ensure the swift repair of defects and enhance overall building safety.
