Meraas has awarded a contract worth nearly AED1 billion for the seventh phase of its Nad Al Sheba Gardens residential development in Dubai. The contract was awarded to GCC Contracting and covers the construction of 272 new homes.

The phase will feature 130 villas with four to seven bedrooms and 142 three-bedroom townhouses. The contract also includes poolside amenity buildings, utilities and supporting infrastructure. Construction is under way, with completion expected by June 2028.

Nad Al Sheba Gardens is a gated residential community about 10 minutes from Downtown Dubai, with convenient access to Meydan Racecourse and Dubai International Airport. Amenities include walking, cycling and running tracks, children’s play areas, sports facilities, swimming pools and yoga spaces.

Khalid Al Malik, chief executive of Dubai Holding Real Estate, said the award of the phase seven contract reflected continued demand for master-planned communities in Dubai’s luxury property market. He said Meraas remained focused on building homes that combine architectural quality, accessibility and long-term value for residents and investors.

Nad Al Sheba is also seeing an expansion of educational and retail services. A school affiliated with Aldar Education, featuring more than 90 classrooms and learning spaces, began operating in the area during the current academic year, while the two-storey The Grand shopping centre opened in August.

The development comes as Dubai’s population reached about 4.74 million by the end of June 2026. The government and property developers continue to launch new residential projects to meet housing demand driven by population growth.
