Property developer LMD has unveiled plans for an 87-storey office tower on Sheikh Zayed Road in Dubai, named the Christian A. Rockefeller Business Tower. According to the project’s published specifications, the skyscraper will stand 372 metres tall, adding the name of one of America’s most prominent business families to Dubai’s skyline.

The project marks the Christian A. Rockefeller brand’s first global venture into real estate. Combining luxury offices, hotel-style hospitality, health and wellness facilities, restaurants and exclusive business lounges, it aims to offer a new approach to the workplace.

The Grade A commercial tower is scheduled for completion in the second quarter of 2031. It will feature four categories of office space and five dedicated amenity floors, two of which will focus on health and fitness services.

The project is being developed in partnership with Christian A. Rockefeller, a sixth-generation member of the Rockefeller family, represented by Iconique Living Group. UAE-based consultancy Devmark will oversee sales and marketing.

Luxury offices combined with five-star hotel services

Hamad Al Abbar, managing partner of LMD in the UAE, said the project reflects the company’s confidence in Dubai’s future as a major centre for international business.

He said: “Our approach to transforming offices into hotel-style environments is based on our experience in developing integrated, hospitality-led destinations across Europe, Egypt and the UAE.”

He said the project aims to go beyond the traditional office concept, enabling companies and employees to access fitness facilities, spa services, restaurants and business event spaces within the same building.

Rockefeller name enters Dubai property market

The Rockefeller name has long been associated with business, investment and urban development in the United States.

Christian A. Rockefeller said Dubai was selected for the brand’s first building because of the city’s focus on investment, ambitious architecture and long-term value creation.

He said: “Making a first global appearance is not simply about being seen; it is about being ready.”

He added: “Across its various branches, my family has long been known for thinking in generations and building institutions, infrastructure and cities designed to endure. My work today reflects that same perspective.”

Rockefeller also said LMD had the experience and vision required to deliver the project on Sheikh Zayed Road.

Daniel Kormann, chief executive of Iconique Living Group, said the project would be the first step in the Christian A. Rockefeller brand’s international expansion.

Sean McCauley, chief executive of Devmark, said the tower’s location, range of office spaces and amenities would distinguish it in Dubai’s commercial property market.

The tower will be located between the Business Bay and Burj Khalifa/Dubai Mall metro stations, offering convenient access to Downtown Dubai, Dubai International Financial Centre (DIFC) and Business Bay.

Tower amenities: From an infinity pool to an 87th-floor business centre

The tower has been designed with inspiration from luxury hotels. Its main entrance will feature a grand triple-height lobby, artworks and a decorative water feature.

Retail outlets will occupy the ground and first floors of the tower’s podium, while the second podium level will be dedicated to cafes and restaurants.

The health and wellness facilities will include a spa, treatment rooms, saunas, steam rooms, ice rooms and relaxation areas.

Outdoor facilities will include an infinity pool, a padel court, a meditation area and landscaped spaces where employees can relax.

The tower’s dedicated fitness centre will feature cardio and strength-training equipment, functional training areas and studios for yoga, Pilates, indoor cycling and martial arts.

A sky-high business centre on the 87th floor will offer co-working spaces, meeting rooms, podcast recording studios and private call booths.

A grand ballroom, an open-air terrace and a pool overlooking the city will provide facilities for corporate events and business gatherings.

Distinctive architecture inspired by New York

The tower’s curved, fluted glass façade, landscaped terraces and pointed crown will create a distinctive presence on the Sheikh Zayed Road skyline.

The interiors will be designed by Bahrain-based International Design Associates, blending Art Deco influences, Manhattan’s industrial loft aesthetic and contemporary New York design.

The tower’s offices will be available in a range of sizes, from individual units to half-floor and full-floor spaces.

The exclusive Presidential office collection will occupy floors 71 to 80. Each unit will span an entire floor, starting from about 11,541 square feet, or approximately 1,072 square metres, and will include a private terrace.

The building will also feature 23 lifts, including high-speed double-deck lifts, and more than 1,100 parking spaces.

Sales begin at Dubai’s Rockefeller tower

LMD did not disclose office prices when announcing the project.

However, units in the tower have been released for sale through Devmark. Prospective buyers can obtain further information from the sales centre at Anantara Business Tower in Dubai’s Business Bay district.
