According to the latest data from property consultancy Allsopp & Allsopp, demand for villas and townhouses in Dubai’s luxury residential communities continues to rise, with the company reporting a 17 per cent increase compared with 2025.

The growth comes despite significant tensions across the Middle East since February, following the outbreak of war between the United States and Iran.

The report shows that tenant demand for family homes in Dubai continues to increase, with several major rental deals recorded in recent months across some of the city’s most expensive and prominent villa communities.

These included the leasing of a Sanctuary Falls villa in Jumeirah Golf Estates for AED2.4 million, equivalent to about $653,000.

A Garden Homes villa on Palm Jumeirah was also leased for AED2 million, or about $544,000, while a villa in Jumeirah Islands was rented for AED1.75 million, equivalent to around $476,000.

In The Meadows, the AED1.6 million lease of a renovated villa, announced in September, remains the highest recorded rent for an unfurnished villa in the community.

According to the report, Jumeirah Golf Estates, Palm Jumeirah and The Meadows are among the areas seeing strong demand for villa rentals. Allsopp & Allsopp also recorded a 33 per cent increase in the number of prospective tenants.

However, Tilal Al Ghaf accounted for the company’s highest level of villa and townhouse rental activity during the quarter under review.

It was followed by Arabian Ranches and The Springs. Mudon, Jumeirah Golf Estates and Town Square were also among the most active communities in Dubai’s family-home rental market.

Lewis Allsopp, chairman of Allsopp & Allsopp, said family villas and townhouses accounted for the largest share of rental market activity during the latest quarter.

“With Dubai’s population exceeding 4.8 million and families settling in as the new school year begins, demand for family homes remains high. Tenants across all price segments are responding positively to properties that are in good condition and priced correctly from the outset,” he said.

He added that the results recorded during the latest quarter reflected this continuing trend in Dubai’s residential rental market.
