Dubai’s property market recorded AED 15.98 billion in sales, mortgages and gift transactions during the trading week ending Friday, November 6, 2026. According to the latest data from the Dubai REST app, operated by the Dubai Land Department, 4,236 transactions were registered over the five-day working week. Key deals included mortgages on three land plots with a combined value of AED 2.15 billion and the sale of an AED 58 million penthouse in Dubai Islands.

From Monday, November 2, to Friday, November 6, a total of 2,709 sales transactions worth AED 7.51 billion were registered. These included 2,171 residential units, 199 buildings and 339 land plots. During the same period, 1,166 mortgage transactions worth AED 5.73 billion and 361 gift transfers valued at AED 2.74 billion were completed.

A breakdown of sales showed that ready properties accounted for 1,159 transactions worth about AED 4.5 billion, representing nearly 60 per cent of the week’s total sales value. By comparison, 1,550 off-plan properties were sold for AED 3.01 billion. Off-plan properties led in transaction volume, while ready properties recorded a higher sales value.

Dubai Islands, also listed as Palm Deira in the Dubai Land Department’s registry, ranked first among Dubai areas with AED 897.28 million in sales. It was followed by Business Bay with AED 429.09 million, Nad Al Sheba First with AED 347.45 million, Madinat Al Mataar with AED 319.31 million and Jumeirah Village Circle with AED 244.38 million.

Three land plots mortgaged for more than AED 2 billion

One of the week’s most notable developments was the registration of three major land mortgage transactions on Monday, November 2, with a combined value of AED 2.15 billion.

The largest transaction was the mortgage of a land plot in Zabeel Second for AED 931 million. A plot in Meydan One was also mortgaged for AED 818 million, while the third transaction involved land in Al Jaddaf Waterfront valued at AED 400 million.

Major sales in Dubai Islands, Dubai Marina and Business Bay

The week’s most expensive reported residential sale was an off-plan penthouse in Building B of Silena Residences in Dubai Islands, which sold for AED 58 million on Tuesday, November 3. The property spans about 12,512 square feet.

In Dubai Marina, an off-plan four-bedroom apartment at The Residences at the Dubai Beach EDITION sold for AED 54 million. The property, covering about 8,504 square feet, was recorded in the transaction register on Thursday, November 5.

In Business Bay, an off-plan three-bedroom apartment at the luxury Vela Dorchester Collection development sold for AED 38,997,126.

In Downtown Dubai, an off-plan four-bedroom apartment at Baccarat Residences sold for AED 34,151,374 on Monday, November 2.

Overall, property sales accounted for nearly 47 per cent of the total value of transactions registered during the week, with mortgages and gift transfers making up the remainder. Major mortgage deals and luxury property sales were key features of the week. However, the high value of these transactions alone does not indicate a broad increase in Dubai property prices.
