Dubai Tenants Show Growing Interest in Homeownership

A joint survey by Bayut and dubizzle on the views of UAE property market participants and prospective buyers, which received more than 2,000 completed responses, found that 60% of buyer respondents were either very confident or cautiously optimistic about the housing market’s outlook over the next five years.

Regarding housing price trends over the next 12 months, 46% of respondents expected prices to rise, while 34% predicted they would remain stable.

The survey also found that nearly 45% of tenant respondents had considered buying a home rather than continuing to rent.

Among the tenants surveyed, 18% were actively comparing buying and renting options, while 26% said they could not afford a property down payment.

Of the tenants actively comparing buying and renting who answered a follow-up question, 52% said their intention to remain in the UAE over the long term was the main reason they were considering buying a home.

Tenants’ Outlook for Future Rents

According to the same survey, half of the tenant respondents expect rents to remain unchanged over the next 12 months.

By contrast, 25% predicted a decline in rents, while another 25% expected them to increase.

Bayut’s report also indicated a relative decline in asking rents in Jumeirah Village Circle, Business Bay and Arjan.

In the luxury apartment segment, asking rents also recorded slight declines in areas including Dubai Marina, Downtown Dubai and Meydan.

Stable Prices Give Buyers More Time to Explore Property Options

Haider Ali Khan, CEO of Bayut and a board member of the Dubai Chamber of Digital Economy, said asking prices in many of the popular areas surveyed had remained largely stable, giving buyers more time to compare options and plan a purchase or investment.

He stressed that buyers and investors are primarily focused on understanding their purchasing power, identifying areas that offer good value and choosing properties aligned with their future plans.

According to the report, the stated rental yields for various areas of Dubai are estimates and do not necessarily represent net profits or guaranteed investment returns.
